CIM Group Looks to Cash In on West Adams with Latest Density Bonus Project

Developer CIM Group is seeking approval for a mixed-use apartment complex in West Adams, adding to their growing portfolio in the neighborhood.

Los Angeles-based development firm CIM Group has set its sights on West Adams once again, with plans to construct a new mixed-use apartment complex at 5451 West Adams Boulevard. The project, which would span approximately 103,000 square feet, aims to take advantage of the city's density bonus program, allowing for a larger building in exchange for providing affordable housing units.

The proposed six-story building would feature 142 apartments, ranging from studios to three-bedroom units, as well as 8,000 square feet of ground-level retail space and a 99-space parking garage. The site currently houses Advance Food Market, which would be demolished to make way for the new development.

While CIM Group is no stranger to the West Adams neighborhood, with several other projects already in progress, this latest venture has raised some concerns from community members. One resident, who wished to remain anonymous, expressed frustration over the constant development in the area. "It seems like every time I turn around, there's another CIM project popping up in West Adams. It's like they're taking over the neighborhood," they said.

The project has also faced pushback from local advocacy groups, who argue that the density bonus program is being used to circumvent community input and fast-track projects that may not align with the neighborhood's character. However, CIM Group has defended their use of the program, stating that it allows for much-needed housing to be built in a city facing a severe housing shortage.
