City Planning Commission Approves Controversial Apartment Project by Developer Rick Dreyfus in Mar Vista

City Planning Commission approves project by Rick Dreyfus that will replace single-family homes in Mar Vista with a six-story apartment building.

The Los Angeles City Planning Commission has approved a project proposed by developer Rick Dreyfus to replace two single-family homes in Mar Vista with a six-story apartment building. The project, located at 12761 W. Caswell Avenue, will consist of 16 one- and three-bedroom apartments and 20 parking spaces.

The development required off-menu density bonus incentives to allow for a larger structure than what is typically allowed by zoning rules. In exchange, two of the apartments will be set aside as very low-income affordable housing.

The contemporary podium-type building will be designed by Mika Design Group and will feature an amenity deck on the rooftop. A similar project is also being developed by Dreyfus on Mitchell Avenue, just one block south of the site. Additionally, Dreyfus has similar projects in the works on Manchester Avenue in Westchester and Barrington Avenue in Sawtelle.
