Controversial Developer SCG Capital LLC Launches Housing Lottery for 972 Bushwick Avenue in Gentrifying Brooklyn Neighborhood

Housing lottery opens for 41 residences in Brooklyn, with limited affordable units for middle-income earners.

The affordable housing lottery has launched for 972 Bushwick Avenue, an eight-story residential building in the rapidly gentrifying neighborhood of Bushwick, Brooklyn. Designed by Nikolai Katz and developed by Shimon Greenfeld of SCG Capital LLC, the structure offers 41 residences, with just 13 units available for middle-income earners at 130 percent of the area median income (AMI).

While the development is touted as bringing much-needed housing to the area, it has also faced criticism for its limited affordable units and the controversial reputation of SCG Capital LLC. The developer has been accused of using tactics such as eviction and harassment to push out long-time residents and make way for new, upscale developments.

In response to the criticism, Greenfeld stated, "We are committed to providing quality affordable housing options for all New Yorkers, while also contributing to the revitalization of this neighborhood." However, community activists and housing advocates remain skeptical of the developer's intentions.

As gentrification continues to rapidly transform the once-working class neighborhood, many long-time residents are being priced out and displaced. The limited number of affordable units in this lottery further exacerbates this issue, as many middle-income earners struggle to find affordable housing in the area.
