Culver City Planning Commission approves 859 apartments

At its meeting last week, the Culver City Planning Commission gave the green light to two large mixed-use projects that will bring a total of 859 new apartments to the city. These developments, which will be located in the Fox Hills neighborhood, are expected to help meet Culver City's 2021-2029 Housing Element goals.

The first project, located at 10950 Washington Boulevard, is being developed by Hudson Pacific Properties and will include two five-story buildings with 508 apartments, 14,000 square feet of commercial space, and parking for 715 vehicles. The second project, located at 100 Corporate Pointe Walk, is being developed by Alliance Residential and will feature a five-to-seven-story building with 351 apartments, 4,742 square feet of commercial space, and parking for 542 vehicles.

Both projects will make use of density bonus incentives, allowing for larger buildings than what is typically allowed by zoning. In exchange, they will also include a total of 109 affordable units reserved for low-income residents.

The planning and design for both projects are being handled by KFA Architecture, with MJS Landscape Architecture also involved in the 100 Corporate Pointe Walk development.

Culver City's recent zoning changes, which were implemented to comply with state requirements for its Housing Element, have opened up more land for residential development. As a result, over 80% of Culver City is now zoned for residential uses, with much of the new density being directed towards the Fox Hills neighborhood.
