Delv Holdings Unveils Plans for 41-Story Office Skyscraper at 346 Madison Avenue in Midtown East
A conceptual rendering has been released for a proposed 41-story office skyscraper at 346 Madison Avenue in Midtown East, Manhattan, developed by Delv Holdings.
Delv Holdings has revealed their plans for a new 41-story office skyscraper at 346 Madison Avenue in Midtown East, Manhattan. The 643-foot-tall structure, designed by an unnamed architectural firm, would yield 689,425 square feet of rentable space with a Floor to Area Ratio (FAR) of 26.0. With floor plates spanning between 19,000 to 22,000 square feet, the building aims to attract large corporate tenants.
The property, located at the corner of Madison Avenue and East 44th Street, also includes the adjacent property at 11 East 44th Street. This prime location falls within the Greater Midtown East Rezoning District, which aims to revitalize the area and encourage new development.
The proposed skyscraper has already sparked controversy, with concerns over its height and impact on the surrounding area. However, Delv Holdings has reportedly been working with local officials and community groups to address these concerns and gain support for the project.
In a statement, Delv Holdings stated, "We are excited to bring this modern and innovative office space to the heart of Midtown East. Our goal is to create a dynamic and functional building that will enhance the neighborhood and attract top-tier tenants."
Despite the controversy, the project has gained support from the New York City Planning Commission and is currently under review by the City Council. If approved, construction is expected to begin in late 2022 with a completion date of 2025.
