"Developer GPI Companies Completes 201 Apartments at Former Westside Pavilion Site in Rancho Park"

Construction is officially finished for the newest addition to Rancho Park's revitalization - Overland & Ayres, a mixed-use apartment complex developed by GPI Companies. Located on the site of the former Westside Pavilion shopping mall, the six-story building offers 201 studio, one-, and two-bedroom apartments, as well as townhome-style units along Ayres Avenue.
The project is part of a larger master-planned redevelopment of the 12-acre site, which also includes The West End, a converted department store turned 235,000-square-foot office complex, and UCLA's Research Park, set to occupy the main portion of the former mall building.
"GPI has a strong record of redeveloping under-utilized real estate assets across the region," said managing partner Lee Wagman in a news release. "Here we replaced an outdated parking structure that served the old mall with over 200 new homes. This beautiful residential building will be a perfect fit for Angelenos seeking an amenity-rich live/work lifestyle located just steps from a dynamic new office campus in the heart of one of the City's most desirable submarkets."
The project also represents a shift away from traditional indoor shopping malls, as well as a response to a rezoning effort spurred by the 2016 opening of the E Line extension from Culver City to Santa Monica. The area near Expo/Bundy Station in Sawtelle, where single-family homes used to stand, has been rezoned to allow for more housing - exemplified by Overland & Ayres.
