The affordable housing lottery has officially launched for 417 Rutland Road, a new four-story residential building in the East Flatbush neighborhood of Brooklyn. The developer behind the project is Edmond Hakimian, under his company New Brook Holdings LLC.
According to NYC Housing Connect, there are a total of six units available through the lottery, with three designated for residents earning 130 percent of the area median income (AMI). Eligible incomes for these units range from $96,583 to $227,500.
While many may applaud the addition of affordable housing in the city, some are questioning the controversial nature of this project. The developer, Edmond Hakimian, was previously involved in a lawsuit for allegedly overcharging tenants and harassing them with illegal eviction notices. Additionally, the project has faced backlash from community members who are concerned about gentrification and the displacement of long-time residents in East Flatbush.
In response to the criticism, Hakimian stated, "We are committed to providing affordable housing for those in need and are following all regulations and guidelines set forth by the city." However, some are skeptical of his intentions, given his past legal troubles.
