A new affordable housing project is in the works in Canoga Park, as developer Matt Towfighian of Warner Mega Properties, LLC has submitted an application to the Los Angeles Department of City Planning to build a seven-story building at 7220 N. Owensmouth Avenue. The project will feature 70 one-, two-, and three-bedroom apartments, as well as a two-level, 92-car parking garage.

The property currently houses a multi-tenant commercial building, which will be demolished to make way for the new development. The project is eligible for Executive Directive 1 streamlining and density bonus incentives due to its mix of low- and moderate-income housing.

The project is being designed by KSK Design, Inc. and a rendering shows a contemporary podium-style building. The applicant attached to the project is listed as Matt Towfighian, representing Warner Mega Properties, LLC.

Despite some controversy surrounding the project, with concerns about streamlining and incentives being used to the developer's advantage, the project moves forward. This comes after a similar 80-unit affordable housing complex was recently completed two blocks south on Owensmouth Avenue and additional moderate-income developments are currently under construction in the area.
