Dream Bigger: Four Homes Coming to Venice's 1209 E. Preston Way
Venice's 1209 E. Preston Way to see redevelopment with four new modular homes from Samara.
A historic single-family home in Venice will soon be replaced with four new modular homes, thanks to a recent application to the Los Angeles Department of City Planning under SB 1123. The property, located at 1209 E. Preston Way, will be redeveloped by Dream Bigger Aquisitions 2, LLC - a company linked to Redwood City-based firm Samara, known for their accessory dwelling units.
The approximately quarter-acre site will be subdivided into four lots, with each lot featuring a two-story modular home built by Samara. The homes will each have 1,738 square feet of floor area, three bedrooms, and a private yard. Plans also include private garages and a shared pedestrian path.
A narrative included with the project's findings states that the development takes inspiration from Venice's historic cottage court typology, with a notable example located directly across the street. The homes will be strategically placed across the entire width of the site to enhance natural light and privacy, while also balancing the benefits of single-family homes and condominium living.
The project is being designed and built to meet the regulations of the California Department of Housing and Community Development's Factory Built Housing program.
