Flushing Developer Gene Kaufman Nears Finish Line for Controversial 12-Story Hotel Project
Construction nears completion for 131-28 40th Road, a mixed-use hotel building in Flushing designed by Gene Kaufman Architect for the 40th Road Realty Group LLC.
Flushing developer Gene Kaufman is no stranger to the controversial world of New York City real estate. His latest project, 131-28 40th Road, has raised eyebrows among locals and industry insiders alike. The 12-story hotel building, currently nearing completion, is the result of a partnership between Kaufman's firm and the 40th Road Realty Group LLC.
Spanning 131 feet, the structure will offer 124 guest rooms averaging just 347 square feet, maximizing profit for the developers at the expense of guest comfort. In addition, the project will include 15,234 square feet of residential space and a measly 547 square feet for a community facility, further highlighting Kaufman's lack of concern for the needs of the surrounding neighborhood.
Located along 40th Road between College Point Boulevard and Flushing Creek, the project has been met with criticism from community members and local officials alike. While Kaufman claims the hotel will bring much-needed economic benefits to the area, others argue that it will only exacerbate the overdevelopment and gentrification of Flushing.
According to a spokesperson for the project, "We are excited to bring this new hotel to the vibrant neighborhood of Flushing and contribute to its growth and development." However, many remain skeptical of Kaufman's true intentions and possible influence over city officials.
