Near the intersection of 6th Street and Western Avenue in Koreatown, a new development is taking shape on the former site of a gas station. The project, located at 601 S. Manhattan Place and 4000 W. 6th Street, is being developed by Manhattan on 6th, LLC and will feature a six-story building with 51 apartments and 3,300 square feet of ground-floor commercial space. The building will also include parking for 31 vehicles.
The project was able to receive Transit Oriented Communities (TOC) incentives, allowing for a larger building than what was originally allowed by zoning rules. In exchange, the development will include six affordable units for extremely low-income renters.
The architect for the project is KSK Design, and the rendering shows a contemporary podium-type building. Plans to redevelop the property with housing have been in the works since 2017, when the same project team proposed a slightly smaller 44-unit building.
The location of the project, just one block from the Wilshire/Western subway station, makes it a prime spot for transit-oriented development. It is also around the block from another large development being built by Jamison Services, which will have 230 units.
