Mixed-use project approved at 6727 Melrose Ave. in Hollywood

Plans to redevelop a vacant commercial building in Hollywood into a mixed-use apartment complex have been approved by the Los Angeles City Planning Commission.

The Los Angeles City Planning Commission has given the green light to a proposal to transform a vacant commercial building in Hollywood into a mixed-use apartment complex. The project was initiated by development firm Vitruvian in May 2024 and is located on a corner lot at 6721-6727 W. Melrose Avenue, between La Brea and Highland Avenues.

The project, designed by Tighe Architecture, consists of a six-story building with 32 studio and one-bedroom apartments, ground-floor commercial space, and parking for 23 vehicles. The initial plans have been revised to include four affordable apartments for low-income renters, in exchange for off-menu density bonus incentives.

However, the developer's request to avoid rebuilding and widening the adjacent sidewalk along Melrose Avenue was not granted by the Planning Commission, at the recommendation of staff.

Construction is expected to take 30 months to complete. The building will feature a rooftop amenity deck and a modern design utilizing stucco, concrete, and metal finishes.

The project is located a few blocks west from a similar development planned for the southwest corner of Melrose and La Brea Avenues, and a 33-unit mixed-use building that opened in 2022 at Highland Avenue. Vitruvian, the developer behind this project, has also worked on other mixed-use developments in West Hollywood.
