Moderno Development Group Secures Approval for 26-Story Tower in Fort Lauderdale's ArtHaus Neighborhood

Miami-based Moderno Development Group has recently received site plan approval for their newest project, ArtHaus, a 26-story apartment tower located in Fort Lauderdale's ArtHaus neighborhood. The development, which will feature 265 apartments, including 43 workforce housing units, has been met with mixed reactions from the community.
The six-parcel site, just south of the New River and west of the Brightline railroad track, was acquired by Moderno affiliates for a total of $6.7 million. The company plans to cater to the growing demand for high-end rental apartments in the area, but also hopes to provide affordable housing options for lower-income residents.
The 43 workforce housing units at ArtHaus will be reserved for tenants who earn up to 120 percent of the area median income in Broward County, which is nearly $100,000. However, this move has been met with skepticism by some, as the area median income in Broward was only $81,488 in 2024, according to the U.S. Census Bureau.
Despite the controversy surrounding the project, Moderno Development Group remains confident in their plans. "We believe that ArtHaus will not only enhance the skyline of Fort Lauderdale, but will also contribute to the economic growth of the city and provide much-needed housing options for a diverse range of residents," said a spokesperson for the company.
