An updated environmental study has revealed an upsized version of the Rubio Village project, a mixed-use residential complex in the San Gabriel neighborhood. Originally proposed by a prior landowner in 2007 with 159 units, Panku, Inc. has now obtained entitlements for a 179-unit development, and has recently submitted plans to the city for an even larger project with 225 units and 13,500 square feet of ground-floor commercial space.
The project site, located at 201 N. San Gabriel Boulevard, will feature a mix of studio, one-, two-, and three-bedroom units in six-story buildings designed by LCRA in the Spanish Colonial Revival style. The complex will also include a new plaza above the Rubio Wash, which bisects the site. Construction is projected to take 26 months.
Panku's expansion of Rubio Village comes on the heels of another large mixed-use development underway just half a mile south at 700 S. San Gabriel Boulevard, which will feature over 250 residential units and retail space. With the demand for housing in the Los Angeles area continuing to rise, it seems developers are looking to capitalize on the opportunity in San Gabriel.
