Permits Filed for 57 Fourth Avenue in Noho, Manhattan

Plans are in motion for a ten-story mixed-use building in Noho, Manhattan, at the corner of 9th Street and Fourth Avenue, near the 8th Street-Avenue subway station.

Ilyas Abayev, the owner of the property located at 57 Fourth Avenue and 101 East 9th Street in Noho, Manhattan, has submitted permits for a new development. The proposed ten-story mixed-use building will be situated at the intersection of 9th Street and Fourth Avenue, just steps away from the 8th Street-Avenue subway station, which services the R and W trains.

The corner lot, currently occupied by a two-story commercial building, will be demolished to make way for the new development. The proposed building will have a total of 17,275 square feet of space, with 1,938 square feet dedicated to commercial use on the ground floor and 15,337 square feet for residential use on the upper floors. A total of 20 residential units are planned, with an average unit size of 767 square feet.

The design firm responsible for the project is Issac & Stern Architects. Renderings have not yet been released, but based on previous projects by the firm, the building is expected to have a modern and sleek design. No further details have been released regarding the building's amenities or intended target market.

The lot was purchased by Abayev in 2017 for $17.5 million. The previous owner, a private investor, had purchased the property in 2008 for $12.75 million. The site is currently zoned for commercial use, but the owner has filed for a rezoning to allow for residential use.

While the project is still in the early stages and has not yet been approved by the Department of Buildings, it
