Permits have been filed for a 12-story residential building at 623 East 178th Street in Tremont, The Bronx. The lot, located between Hughes Avenue and Arthur Avenue, is in close proximity to the West Farms Square–East Tremont Avenue subway station, served by the 2 and 5 trains. The owner behind the applications is listed as Yonah Grunhut of Grun Group LLC, who is also responsible for the 11-story structure at the neighboring 621 East 178th Street.

The new building will span 74,000 square feet and will have 110 units, with an average size of 672 square feet. There will also be 17 enclosed parking spaces and a recreational space on the rooftop. The structure will have a cellar and a 12-foot-long rear yard. The total construction cost for the project is estimated at $22 million.
