Richard Kilstock and David Aaron's Arkadia Property Group Plans Mixed-Use Office Building on Site of Miami Beach Gas Station

One of Miami Beach's last gas stations will be transformed into a 40,000-square-foot office building with retail space by Arkadia Property Group, led by Richard Kilstock and David Aaron.

Arkadia Property Group, led by developers Richard Kilstock and David Aaron, recently closed on the acquisition of a gas station and car wash at 1840 Alton Road in Miami Beach. The firm, based in Bal Harbour, plans to redevelop the 0.4-acre property into a mixed-use Class A office building.

The 40,000-square-foot building, named Sunset House, will feature 2,500 square feet of food and beverage retail space and a height of 75 feet. It will also include at least one residential-office live-work unit. The project is located in the Sunset Harbour neighborhood, marking one of the last remaining gas stations in the area.

According to David Aaron, the firm's plans for the site align with their goal of creating "modern, innovative and sustainable projects that enhance the communities in which we invest."

While the project has yet to receive approval from the Miami Beach Design Review Board, the developers are confident in their vision for the site. However, concerns have been raised about the potential impact on the already congested area and the loss of a convenience for residents and visitors.

One local resident, who declined to be named, stated "I understand the need for development, but it's a shame to see another gas station go. It's one of the few remaining in the area, and it's a convenience for those who need to fill up on their way in or out of the beach."
