Sawtelle Fourplex to be Replaced by 54-Unit Development by Terra Capital

A 1950s fourplex in Sawtelle is set to be replaced by a new, larger multifamily residential development, as Terra Capital has submitted an application to the Los Angeles Department of City Planning. This project, located at 2478 S. Purdue Avenue, will consist of a new eight-story building with 54 studio, one-, and three-bedroom apartments, but no on-site parking.
The development will also include 11 affordable units for extremely low-income households, in exchange for development bonuses through the citywide housing incentives. The project is being designed by Kevin Tsai Architecture, with plans featuring a contemporary look and a rooftop terrace deck.
The location of the project is a short walk away from another under-construction apartment complex with 27 units, which was entitled using Transit Oriented Communities incentives. Terra Capital and Kevin Tsai Architecture are also working on other projects in the City of Los Angeles, including a proposed mixed-use complex near Hancock Park.
