"Sawtelle Goes Affordable: HVN Development's ED1 Project on 2245 Amherst Ave Takes Shape"
Wood framing complete for HVN Development's fully affordable housing project on 2245 Amherst Ave in Sawtelle.
Wood framing has reached its peak for a new Executive Directive 1 affordable housing project just south of Expo/Bundy Station in Sawtelle.
The project, led by HVN Development and designed by Stockton Architects, will replace a single-family home with a four-story building featuring 38 one-bedroom apartments. To qualify for Executive Directive 1 streamlining and density bonus incentives, the project will be fully affordable housing, with units reserved for low- and moderate-income households.
The contemporary low-rise structure is expected to be completed in early 2026, with several other ED1 developments planned for neighboring parcels to the north. The project is located across from a large development site where Carmel Partners is currently building over 600 apartments.
"Sawtelle is a prime location for affordable housing development, and we're excited to be a part of it," says Tommy Beadel, CEO of HVN Development.
