Schickedanz Building Group Successfully Rezones Wellington Property, Plans 25 Single-Family Homes

Schickedanz Building Group secures approval for 25 homes in Wellington after threatening to pursue 201 apartments under Live Local Act.

The Wellington Village Council unanimously approved Schickedanz Building Group's request to rezone 10 acres of land for the development of 25 two-story single-family homes. The land, located at 50th Street South and 120th Avenue South, was previously designated for equestrian uses.

The developer's attorney, Brian Seymour, warned the council that if they rejected the zoning plan, his client would have the right to pursue 201 apartments in buildings up to three stories tall under the state's Live Local Act. However, the developer also promised to include affordable housing in the apartments.

"We are pleased with the outcome and appreciate the council's support for our vision to bring more housing options to the Wellington community," said Seymour in a statement.

While the builder could also construct a 75,000-square-foot commercial space on the property, they have not yet announced any plans to do so.

This move by Schickedanz Building Group highlights the soft corruption and influence games often played in the real estate industry. By leveraging the Live Local Act to their advantage, they were able to secure approval for their preferred project, despite the potential impact on the surrounding community.
