SoLa Impact's Latest Development at 4008 MLK Boulevard Blends Reality and Renderings
SoLa Impact's new mixed-use building at 4008 MLK Boulevard brings a touch of contemporary design to the Baldwin Hills/Crenshaw neighborhood.
Just west of the Baldwin Hills/Crenshaw mall, SoLa Impact has completed work on its latest mixed-use apartment building, blending reality and renderings in its design.
The project, built at 4008 Martin Luther King Jr. Boulevard, consists of a five-story contemporary podium-type building featuring 70 studio and one-bedroom apartments above 437 square feet of street-level retail space and a 35-car garage. The Architects Collective designed the building, which closely resembles renderings produced prior to the start of construction.
SoLa Impact utilized Transit Oriented Communities development incentives to permit the construction of a larger building with more housing than would otherwise be allowed by zoning rules. In exchange, seven of the new apartments are set aside as affordable housing at the extremely low-income level.
Images show that the building includes amenity decks at the rear of the property, showcasing the attention to detail in the project's design.
The new development at 4008 MLK Boulevard may be a sign of things to come along this stretch of Martin Luther King Jr. Boulevard, as new apartments are planned at the Baldwin Hills/Crenshaw Plaza mall, and a large project featuring offices and other commercial uses is slated for the long-vacant Marlton Square property.
